A Great Family Home - or Investment Property...

Nancy and I bought this house and moved in 28 years ago! We were happy to give up the long
commute and worries over bad weather and icy (and muddy) roads. For years, Nancy walked to
her job at DHMC. Now, our 15-year-old son walks to High School -- five minutes away.
The house was originally built in the late 1920's as a fashionable Dutch Colonial. In 1988, we
added a 3-story 16' x 20' addition which allowed us to modernize and triple the size of the kitchen.
It also allowed for a new 12' x 15' master bedroom with two closets (one a walk-in), and a new
full bath with whirlpool tub and tiled shower. On the ground floor, we added a new 11' x 15' den
which has a large atrium door opening onto the new 8' x 16' deck. Steps lead from the deck to the
fully-fenced 70' x 50' back yard -- perfect for small children and pets. On the bottom level is a
walk-out basement which includes a garage/workshop space with 7' x 9' electric overhead door.
We originally fell in love with the house because of its gorgeous maple hardwood floors, natural
wood trim and cozy, fully-functioning fireplace. We also loved the abundance of natural light --
no lights needed on bright days. When we built the addition, we hired Estes & Gallop (of Lyme,
NH) to replicate the original style and woodwork -- which they did very well!
Finally, some comments about the location -- and our asking price. Although this house is
located right downtown, it is surprisingly private and quiet. There is town parking just to the
north, but that lot is used primarily during the daytime; also the bedrooms are on the opposite side
of the house, so noise is really not a problem. The back of the property is bounded by the wall of
the new CVS pharmacy which very effectively blocks the noise from Main Street.
Just a year ago (5/28/04) the adjoining property (20 School St.) sold for $379,000. That house is
roughly the same vintage as ours, but is somewhat smaller at 1735 sq ft. Also, it does not have as
much usable land for parking, etc, and they have no back yard at all. The property at 20 School
Street was purchased as an investment property and is currently occupied by tenants.
Which brings up a final point... The downtown location of 22A School Street makes it an ideal
rental property. There is no shortage of tenants eagerly waiting to occupy this house.
Estimated rental income is $2,000 - $2400 per month.
PS: By now, you might be wondering where we're going after we sell our house? We are
certainly not planning to leave downtown Hanover, we love it here! In fact, our plan is to move
next door -- to 22 School Street!
